How to Maintain Your Coated Roof
One of the best things about having your roof professionally coated with Properla RENOTEC is that it's virtually maintenance-free. But there are a few simple things you can do to keep it looking its best for years to come.
The Good News: It's Low Maintenance
Unlike a painted surface that needs regular repainting, a RENOTEC-coated roof is designed to be self-cleaning. The super hydrophobic properties mean that rain water beads up and rolls off, taking dirt and debris with it.
This means your roof essentially cleans itself every time it rains.
Simple Maintenance Tips
1. Keep Gutters Clear
This isn't specific to coated roofs, but it's important for any roof. Clear your gutters at least twice a year (spring and autumn) to prevent blockages. Blocked gutters can cause water to back up and sit against the roof edge.
2. Trim Overhanging Branches
Trees that overhang your roof can drop leaves, sap, and debris onto the surface. They also create shade, which can encourage damp conditions. Keep branches trimmed back where possible.
3. Annual Visual Check
Once a year, take a look at your roof from ground level. You're looking for:

4. Don't Pressure Wash It
This is important: do not pressure wash a coated roof. The coating is designed to be self-cleaning, and pressure washing can damage the hydrophobic layer. If you feel the roof needs cleaning (which is rare), contact us for advice.
5. Avoid Walking on the Roof
Roof tiles can be fragile, and walking on them can cause cracks — whether they're coated or not. If you need to access the roof for any reason (aerial installation, chimney work, etc.), let the tradesperson know the roof is coated so they can take appropriate care.

How Often Will I Need to Re-Coat?
With proper care, a RENOTEC coating should last 10–20 years. When it eventually does need refreshing, the process is simpler and cheaper the second time around because the roof is already in good condition.
The Bottom Line
A coated roof is one of the lowest-maintenance home improvements you can make. Keep your gutters clear, trim overhanging branches, and do an annual visual check — that's really all there is to it.
